Tips for Selling Your Home in the Summer

Selling your home in the summer in Florida can be a wise decision if you are strategic about how you show and list your home. The summer heat can be a lot for some, but if you follow these practical tips, you will have a better chance of success with your summer sale. Here are some things you can do to help your home increase its appeal and sell quickly in the Florida heat:
- Maximize Curb Appeal. In real estate, first impressions matter. When you can enjoy your home year-round outside in Florida, you want the exterior to look inviting and well-maintained. First, ensure your house, driveway, and walkway are clean. Then, pressure wash and touch-up paint as needed. Also, make sure that your lawn is cut, weeds are eliminated, and your plants/landscaping are thriving. Add a new entryway mat, some solar lights to your landscaping, and a fresh coat of paint to your front door to make your home stand out.
- Beat the Heat. When potential buyers step into your home, you want them to feel comfortable and at ease. Keep your AC and ceiling fans on, and open your blinds and curtains to maximize the natural light. Make sure your windows are clean and your home doesn't have a musty smell. Consider using a light, clean scent, such as citrus, lavender, or linen.
- Highlight Energy Efficiency & Weather Proofing. If you have impact windows, hurricane shutters, or a new roof, those are great selling points in SWFL. If you have an energy-efficient home and a modest electric bill, make sure to highlight these things in your listing or at showings. Solar panels or a new air conditioning unit are also great selling points to emphasize.
- Highlight Outdoor Spaces. If you have a pool area, be sure to highlight it in your listing and ensure it is clean and looks ready to use during any showings. Clean out your screened-in lanai area to make it look comfortable and inviting for potential buyers.
- Work With an Experienced Agent. In addition to these tips, ensure that you work with an experienced and reputable real estate agent who can help you price your home correctly for the market. An agent can also help you obtain high-quality pictures and videos of your home, prepare a standout listing description that will highlight all the right selling points, list your home on the MLS, and schedule showings for you.
