Here’s your Market Update for Cape Coral-Fort Myers area single-family homes. In January, the median sale price for single-family homes came in at $399,500, which is just slightly lower than the median sale price in January 2024. The active inventory of homes on the market is 36% higher than last year, which continues to give buyers an advantage when home shopping. Closed sales are up slightly from last year, and pending sales have decreased 11% since last January.
Here’s what you should know about Southwest Florida’s current real estate market: There are a lot of great homes on the market, and sellers are ready to negotiate! We had three closings in January and two in February, where we negotiated an average of 6.0% off the list price for each buyer, a total savings of more than $133,000! And in all five sales, the sellers paid commission!
