3 Things I Wish Every Buyer Knew Before Moving to Southwest Florida

Flood Insurance Is Not Always Expensive And Not All Of Florida Is In The Flood Zone. Not all homes in Southwest Florida are in the Special Hazard Flood Zone.  There are steps we can take to mitigate flood insurance costs, such as: 

  • Look for a home outside of the flood zone  

  • Look for a home that has an affordable transferable flood insurance policy already in place   

  • Look for a newer home that was elevated with more fill dirt or was built on stilts 

If you are concerned about the high cost of flood insurance, let your agent know that you would like to view properties that are not in the flood zone or properties with an affordable policy in place already. 

Homeowner Association Fees Aren’t Everywhere (and They Vary A Lot). There’s a misconception that every Florida community has high HOA fees. The reality: 

  • Many neighborhoods have no HOA at all  

  • Many HOA communities offer low fees with minimal rules 

  • Some HOA communities provide resort-style amenities with higher monthly costs 

HOA fees can include things like landscaping, gated security, pools, gyms, and even golf memberships; they’re not one-size-fits-all. The key is finding the right balance between lifestyle and budget.
